The Cabezon neighborhoods’ real estate market has seen some interesting changes over the last few months . The largest change in the Rio Rancho South Region (which contains Cabezon) has been the number of homes for sale. After reaching a peak of 148 in March, the inventory has dropped consistently each month down to July’s level of 122. This may indicate a shift to a sellers market and the price per square foot may indicate that as well. The price per square foot has risen slightly in the last two months to $89 in July, but that is still on the lower end of the per square foot prices in the past year or so. The average sale price has risen about 11% since the prices had dropped to the lowest level in the past 15 months in May. Though the prices have risen somewhat in the last two months, there are still some great deals on homes available in the Cabezon neighborhoods! Northern Meadows’ Real Estate Market has had some interesting trends lately. After the number of homes for sale in the Rio Rancho Central Region (which contains Northern Meadows) dropped almost 22% from April 2013 to May 2013 to the lowest level in more than the last 15 months, the number has risen about 14% through June and July. The level is still well below the levels through most of last year and early this year. The number of sold homes in the region in July 2013 was more than double the number from July 2012. These numbers may be showing the start of a switch in the market to more of a sellers market. This is also showing in the average days on market of the homes for sale. From April 2013 to May 2013 the average number of days on market dropped almost 35% and has continued to drop through July 2013. The market shift is shown in the steady rise in the average price per square foot in Northern Meadows. The average price per square foot has risen from $75 per square foot in April to $84 per square foot in July. However, the average sale prices have been dropping lately. After reaching an average of $140,000 in May, the average sales price has dropped down to $129,000 for July. Great deals are still available in Northern Meadows, but with the market possibly shifting, you may want to act quickly before they’re gone! The market in the Enchanted Hills area of the Rio Rancho North region has seen some changes in the last few months. Sold homes have risen over 10% from July 2012 to July 2013, and homes for sale have dropped about 5% in that time. Pending sales have almost doubled since July 2012. The price per square foot has slowly risen over the last four months, from $87 per square foot to $91 per square foot in July 2013. The best news is that the average days on market has continued to drop from 76 days in May to 72 days in July. The Enchanted Hills market may be slowly changing to more of a seller’s market, but there are still some great deals you can buy now!
The Enchanted Hills neighborhood is a great area for those who commute to Santa Fe and Albuquerque.Soon the construction expanding the US 550/Interstate 25 interchange will be completed, which should make the commute easier. Rio Rancho’s North Hills and Sierra Norte neighborhoods are great areas to find great values. North Hills is well established area with canopies of shady trees and great parks. In recent years, more businesses have moved into the area along with some churches as well. Sierra Norte is a newer community with great views of the Sandia Mountains and the Rio Grande Valley. Rio Rancho’s Loma Colorado community is a centrally located neighborhood that is full of beautiful, eco-friendly homes and enchanting mountain views and recreational areas. Homes in the neighborhood vary from one-story three-bedroom homes to two-story, six-bedroom luxury homes and the resale housing market for Loma Colorado is heating up for the summer! Loma Colorado, Rio Rancho homes for salestatistics are difficult to interpret.There are huge flucuations in the data which can be partly attributed to the sale of new homes in the community competing with resales. For instance, in December 2012 the months of inventory was 3.8 but in January 2013 the number jumped up to 15 months of inventory. Pulte Homes is actively building homes in the area and place their inventory homes on the MLS system. Those are included in the statistics. What is not included in the statistics are the homes already purchased but not built.
Loma Colorado, excluding new home sales, has had an average of 3 homes sold per month over the last 15 months. The number of homes for sale has been between a low of 11 in July 2012 to a high of 30 in January 2013.
